i think they do a title search and check your property boundaries etc- we call them Surveyors

Conveyance is a just a fancy way of describing the sale of real property from one person to another. In the US there is no such thing as a property conveyancer. I’m guessing it means a real estate agent or maybe a lawyer of some sort.
