I’m wondering if anyone has any advice on this situation:
Mr X owns three retail premises. Recently, he made the decision to lease out premises two (in the middle) to a couple who contacted him via telephone. The agreement was only verbal and no documentation has been filled out.
The couple entered the premises in early December on the verbal condition that rent was paid a month in advance. Up to now, only the initial months rent has been paid and nothing further. Further to that, it seems the couple are actually living in the retail premises and causing constant disturbance to the tenants either side (premises 1 & 3).
Now almost in March, and with vacating threats from the other two tenants due to the noise etc, Mr X decided to notify the new tenants that he would like them to vacate in two weeks citing the rent being in areas.
The tenants accepted this at the time but have since had a solicitor send Mr X a letter threatening legal action due to apparent breaching of acts by Mr X and loss of business unless the tenant is fully re-instated.
This situation is causing major stress in Mr X’s family and he is only trying to do whats right for his property and his other two long standing tenants.
Can anyone shed some light on what Mr X could do to rectify this situation and remove the problem tenants from his property?

1 1/2 years ago I hired out a movie and returned it,to the desk before the due date. Now, after all this time and no contact I have began receiving letters from a debt collecting company demanding payment for the movie, saying it was never returned.I called the company several times and explained that I did indeed return the movie, and remember the date as it was the day of my birthday party so it stuck in my head. They told me that the video store refuses to believe me, as they cannot find it and the other day I received a letter saying that they are going to file a Judgement with the Court and obtain an Attachment of Earnings or Warrant (to cease my property or wages). I called them again today and said this is ridiculous. They are causing my young family and I great stress, and I refuse to pay them the 6 they are demanding because it is so unfair and unjust. What can I do about this (besides just giving them the money to have them leave me alone)? I cannot afford a solicitor
The funny thing is Adam_k, it WAS Blockbuster! I didnt want to mention any names so left it out. Also, I am in NSW Australia. Is there anyone from my area who may have an idea? Thanks everyone for your replies. They are very helpful.

My husband works on ships. Fifteen men together for long periods of time at sea – tempers flair.
He spent 5 weeks of being called a boy (at nearly 40). Finally ended by himself and the person concerned getting into a scuffle.
While being pulled apart by another crew member my husband made called the other fellow a black C@#t in temper.
Result so far cost 00.00 . Our solicitors fees have been quoted as around 000.00 as we are now being sued for Forty Thousand dollars for using the word black!
Being called boy not an issue. Thats up to us to lodge a discrimination action!
000.00 will almost send us broke and the stress is killing us.
He apologised the next day but this is not acceptable. Apparently 000.00 will erase the word black and make the other person feel better!
So wrong! Is this what racial discrimination laws were designed for? Next thing kids will be suing each other in the playground!!!

I am just after a rough figure as I have been told it is very expensive but they are good as they pretty much do all your dirty work for you and take a lot of the stress and emotion out of it. Obviously in my case there will be custodial arrangements etc so I guess this will add to the cost. Is there any sort of cost assistance you can get if you are a single parent?

my wife had a very long labour and she hemoraged and our baby had to be resusitated because of strangling cord. nurses knew things werwe not right and they called the doctor but he took over an hour to getto the hospital. they told us know our baby has brain damaged. i rang my solicitor who did our wills to ask to help us and he said its too hard to sue doctors and not worht the stress. where do i get help?
